Hi everyone! New investor looking to learn more to Donny first deal within the next 6 months, I would say. Anyone here from northern Virginia area? Any good REIA groups around here? Where do I start aside from reading up here, listening to podcasts and buying some books? Thanks a lot!!

@Benigno Cunanan, it is definitely possible to find deal here but you have to search for them.  I think the Dale City section of Woodbridge is actually a hidden gem.  There are some really good deals for rehabs and the rental returns can be very good.  I would suggest you get very familiar with the area, learn the rental comps and know the neighborhoods extremely well so that when a deal comes on the market you can pull the trigger quickly if necessary.  A good thing to consider in that area are the public elementary schools.  There are a lot of military tenants and the school ratings are very important to those parents, especially when they are moving their kids every couple of years.  Glad to chat any time you like to provide more insight.
