The key is to know what the trends are in terms of floor plan, finishes etc. and to know what the values are and not overshoot.

I’m on The millionaire real estate investor now and just finished Set for Life. 

There is a spacious 5th room in the finished attic that is not considered habitable because it's under the 7 ft. ceiling height.

I'm not sure the state of the property or how "nice" it will be post rehab but if you end up with a nicely finished property that has many of the mechanical systems and such in good working condition that's a strong deal in my opinion. 

We should have it built in 8-10 months, after which we'll sell the finished asset and split the profits month ourselves, our construction partner, and our JV-50 partner!

Hopefully that helps, I'd just honestly recommend if you haven't gotten your first deal whatever list you start with just make sure you finish it to maximize your results and don't forget to follow up!
