A school can also be a draw for "other activity" during evening hours.Rental:     Positive for those who have children attending that particular school - BUT a negative for those who do not have children or those with children attending elsewhere.My recommendation would be to thoroughly know the market and the prospective tenant pool. 

That way you can immediately attend to no-heat calls without the pressure of accessing the boiler or getting it fixed after hours.

Attend local meetups and meet other people with similar goals to find what is working best in your market.

I think your most important next step is to search around BP for a Real Estate Investment Group in the area and start attending meet-ups.

These transaction fees are quite common here in my neck of the woods on all transactions, not just REO or short sales..  

The licensed allowed me to see more properties(hundreds of multi family homes),  attend more training, and saved huge amounts of time.

In FL it is 18 or 21 should the child attend college.

I do not know how to start a meet up but I would definitely attend and I know several other local investors that may be interested.
