I've done a Phase 1 for the transfer of land that had underground storage tanks and asbestos filled structures...they can get ugly and expensive...

Kind of in a holding pattern right now, but we are looking at some land to possibly put up storage units.

We currently have an off-market four-plex under contract but just received another off-market deal for storage units.

Despite the apparent cap rate, managing expenses on tiny deals seems super critical- A roof, HVAC or septic tank problem seems much easier to absorb on a similar sized property in a higher value/rent area.... or am I wrong, and these are still good investments for long term holders?

Hi,I have a SFH rental (no septic tank) professionally PM'd and the tenant is complaining that the GD keeps breaking and actually wants it removed or else they will move out (seriously ?). 

By a direct violation I mean, you say no storage on the steps and they put stuff on the steps. 

Next he says he saw a storage property near another investment he has and is kicking the tires there.

I know you think the market will tank in a year or two, but that's not something we know is definitely going to happen. 

But it has an oil tank that i am trying to factor into my number.
