I think more important than figuring out how much getting rid of the mold will cost is finding out what is causing the mold.

Normally, people who want to get rid of their real estate sell it to someone. 

I bet if you plug in a 20% down payment and get rid of the PMI, you'll start to see a lot more positive cash flows on the same properties.

Offer what you you think the property is worth, whats the worse they are going to say - no. it may take a lot of no's before you find the ones that will sell to you, you may find someone who is fed up and just wants to get rid of the property, but just trying to get as much as they can. 

Haul away things - Let it be know that the area is not a safe zone.Keep the the area as groomed.I finally got rid of my campers by 1) telling them about organizations that could help them, and then 2) telling them I was spraying moose urine down to keep them away.Hope that helps. 

Personally, I'd immediately start working on getting rid of them and choose the next tenants only after they went through a proper screening.

Keep in mind a lot of people are worried about this so it's a buyer's market out there and a lot of people are strapped in this market looking to get rid of properties fast and quick because they can't afford the carrying costs.
