So without doing anything I ended up with this brick 3/2 for $40k.The house wasn't the Taj Mahal - I had to put a new roof, repair the heating system, and do a lot of rehab upstairs to the tune of $25k - but in the years I've owned the house I have made over $100k in rent on it, the value of it today is in the $250k range, and after a few years I pulled a BRRRR on it and got all of my original money back out of it. 

We have a fireplace for ambience, not heating.

But, who is paying for the heat in the winter and A/C in the summer?

Why did you wait until your free cash flow started to decline before doing things like installing water saving toilets/fixtures, or shop for cheaper insurance, or try to reduce heating costs?

Talk to your broker, see if they’re willing to let you and take the possible heat for no gain to them.

ADUs are independently habitable, clearly subordinate to the primary dwelling, and provide the basic requirements of shelter, heating, cooking, and sanitation.

If you live in a hot area where the heat will damage the interior or cause cracks, if there’s any food that goes bad wrecking the fridge, if there’s a sump pump that isn’t powered and allows flooding, the garage doors forget remote codes, etc etc etc.
