While shopping for a small multi-family building (3 or 4 units), I would like to get an inspection of the building to get an estimate of repair costs if any problems are found (foundation, roof, electrical, plumbing, heating). 

I am looking to do some conversions from SFH to duplex on a couple properties and build relationships for future BRRRR opportunities!

I live in Michigan and looking to get involved in apartment buildings.

With Raleigh growing rapidly there are an incredible amount of new builds happening.

The optimist in me states that if I build something beautiful/unique, I can stand out.

The issue that you have, is that your guests experience will depent greatly based on the demographic that the motel building brings.I would pass and try to get a small multi-family building or see if you can buy the whole motel(to have more control).

I am new to the industry but am focused on long term goals and wanting to build a team of reputable individuals where we can all bring each other value and make some great money together. 

There is a duplex new build and their agent told me this.

"expect my insurance goes up', 'hope the property value will increase', 'hoping for fewer problems', A business is not build on hopes and expecting.Build a budget, is the expected return more than your required return?

Unfortunately, if it needs septic and there isn't enough room for a leach field, you won't be able to build a home on it.
