I loved The E-Myth, although it is more about entrepreneurship than real estate investing or wealth building. 

Such plans are offered by Fidelity, E*Trade, Schwab, etc.You can have a truly self-directed Solo 401(k) capable of investing in anything the IRS rules allow for, including real estate. 

If you rent it out and presumably will report that activity on Schedule E then it won't be subject to the $10,000 limit for state taxes.

If you all have text messages and/or e-mails complaining about the urine smell...especially ones that were shortly after you all moved in...that would be pretty good proof it was pre-existing.A lot of people assume that tenants are entitled to a walk through but, legally, they usually aren't.
