You can’t just think everything will work out.

And I'm thinking my friend and I work out a split for anything that's wholesaled and if it's a flip or rental I keep I would just give him an agreed upon commission for it? 

Don't stress, it's not that big a deal it will all work out. 

Before beginning the process you should speak with an attorney to ensure your strictly adhering to the law.Identily a property that you would purchase and your target acquisition price and work out the ARV to show the potential profit spread.

You can stay in the game because you think things are going to work out or accept that you purchased a property at too high of a price and it's not flowing as you expect and get out from under it. 

Choosing a triplex and fourplex is ideal but a duplex will also work out.  3.
