He doesn't have a vast amount of knowledge but definitely more than us.We know a few things have gone wrong in his flips, therefore he can teach us the basic of Do's and Don'ts.My wife and I would like for him to team up with us by providing knowledge.He would not have to do the hands on but just guide us through the process step by step, we are willing to put in the work.What percent should I offer from my ROI?

I've found that dealing with traveling couples or small families is vastly easier than the larger groups that come to my CA house.  

I'll probably start off at my local library to find books on real estate investing.

Yes, some element of 360 camera  shooting and  VR but in the vast majority it's still a pen and  pencil solutions that works.

The "for Dummies" series is usually a good place to start, and they're usually available at your local library. 

As you can imagine, it is hard to determine where to even start with such a vast amount of options! 

That will take care of the vast majority of your problems, just to know what you're getting into on both those fronts.
