I am in my early 40s, have a small scale property maintenance business, and some inheritance that I'm terrified of spending lol... one of the reasons I am considering is because of having the downtime with my business that can be intermittent...I also in my mind want to be "busier" and feel like I'm contributing.I would like to hear some input from those of may of done something similar.

I appreciated them telling me everything that's wrong: what was supposed to be fixed but the last landlord didn't get around to doing, what would be nice to have and so on.One lady was so terrified that I was coming in to kick her out so she was looking for somewhere else to live.

I disagree. All 4 tenants always pay the rent on time and take excellent care of the units, which is why I don’t want to raise to full market as I don’t really want them to leave. But my wife is terrified at the thought of any of them leaving to the point where she doesn’t want to raise it more than $950.
