Separate building on my property for Airbnb

I have a building/garage on my property that I am thinking of converting to Airbnb. I have been contemplating for a couple years but haven't gone forward. My property has water on all sides and I do think it has great potential. The building has electric but would need plumbing. I am in my early 40s, have a small scale property maintenance business, and some inheritance that I'm terrified of spending lol... one of the reasons I am considering is because of having the downtime with my business that can be intermittent...I also in my mind want to be "busier" and feel like I'm contributing.

I would like to hear some input from those of may of done something similar. Would this conversion add decent value to the property? How much of savings would you use for the project as opposed to borrowing? Does it sound like a generally good idea?
