I'm in Nevada and there are no transportation solutions to go along with open BLM land.

Insurance is a better solution.

It sounds to me that you may be looking for a turnkey solution on long term rentals.  

Your focus should be on growing a profitable and sustainable business, and rarely does this correlate in anyway to the size portfolio you can grow  as quickly as possible.Before you concern yourself with your partnership agreement you should revisit your investment thesis and strategy. 

Focus on finding solutions: Short Sales/Foreclosures: Help distressed sellers avoid foreclosure by arranging short sales or negotiating with banks.

The absolute BEST (and most expensive solution) is a highly qualified attorney who’s a specialist in estates, because they will provide the optimum documentation, legal thinking, and specialized situation for every client.
