Well, I actually use a Gross Rent Multiplier (GRM; roughly 50 times the rent = price) to sift through the hoards of wantabe deals, and when I find one that fits I will run an actual income expense statement on it.The same would hold true for taking 50% of the gross rent as net operating income.

There will be a software prioritization system where the applicants are ranked based on their profile criteria, so landlords can easily choose who the successful tenant will be (no more sifting through dozens of applicants)I am looking to validate this process, and see if this is solving an actual need or pain point in the rental market today.

Most of the other stuff on the inspection report isn't that big of a deal.... a lot of residential inspectors will flag a million things like this, and it is hard to sift through to find the meaningful repairs that costs thousands or tens of thousands versus a humidifier not working (hint... none of them do).
