Sub-To Deal in Pennsylvania

I am looking for some help to structure my first sub-to deal in Pennsylvania. I've done wholesaling but i'm ready to take on a new strategy. Anyone have any experience doing sub-to deals in PA? 

Any advice would be appreciated. I understand this is an advance strategy but I am ready for the challenge. Thanks in advance for your help!
