Do you save three months of vacancy for each unit and $50,000 for the roof replacement?

I plan to use it as a rental property, but I'm concerned about the location—Bullhead City, Arizona.

To be honest starting out seems overwhelming and scary especially considering investing much of savings into a property that may or may not be successful.

She also enrolled and saved up because she was in financial hardship.

My plan is to maintain the status quo and benefit from annual rent increases and equity gain as the tenants' rent covers the mortgage.

i tell them all the time to find a good W2 job you like and you plan on staying with a long time. 

To maximize the sq/ft (and save cashola) and give it a more spacey feel, I’m doing open shelving instead of upper cabinets and the countertops will extend all the way to the near wall, fully covering the front load washer and dryer units, which also have their home in the kitchen.

Starting in your 30's is in some cases better in that you are more mature and disciplined about saving and settled. 

Neither of those pencil out.I think you'd be wise to save the money and find your own leads.
