I know that we're not choosing the "safe" route, but I know that if my mom doesn't replace her income and tries to go back to her job she will have a second stroke within a few years, and the consequences of that will be permanent and life altering, if it doesn't kill her.

The safe rule of thumb here is to treat your new property as an investment for at least 24 months before moving in, AND making sure to rent out the new property for at least 14 days per year while it's an investment.

Park City isn't as safe in my opinion as there are quite a few hotels under construction and a decent amount of nightly rentals.Happy to hop on a call and give you some more information about the market.

So from funding balt city row houses to loudoun county :)Yeah it’s funny even on a personal level I lived in D.C. last year and the crime while I was never a victim there were probably at least a half dozen shootings within a few blocks a my apartment (which was literally across from where the nats play, a good part of town) and literally so many car jackings I lost count, eventually at the end of the year I was like I’m not paying 3k a month to have constant shootings next door, I’ve ended up for a variety of reasons spending at town of time on the eastern shore, and I kind of realized this is walkable & safe & affordable, I kind of think small towns are the future.

Hopefully, this first investment will launch our journey in real estate.Here are some criteria we have in mind:Not in downtown SacramentoClass C+ or B location, since we will be living in one unit (we just want a safe location)Units with shared walls, not ceilingsSeparately meteredFairly renovated or well-maintained (not a fixer-upper, but if one unit is renovated and the others need some work, we would love the experience of fixing and renovating)Can you think of any other factors we should consider?
