If mold is found at an unacceptable level I would have a contractor review the plan of action report and walk the property to evaluate it for potential structural repairs due to prolonged exposure to moisture.A wise man once said when something seems to good to be true it usually is

Btw just lowered price today based on no shows at recent open house.I agree with most of your post on seller financing but in this case I would prefer not too prolong the sale, even if it meant greater profit down the road by benefiting from buyer default.This is dead $ that needs to be reallocated in order to properly leverage future returns.

Hyperinflation, by its own definition, is not acheivable IMO.It's like going hunting for a chupacabra - you might shoot one ugly *** goat - but it's not a chupacabra.In other words, I think we are in for a prolonged period of stagflation, not hyperinflation.
