I started off selling candy my sophomore year of high school and before that I was making YouTube videos of skateboarding getting people to click on my monetized advertisements, lol. 

The monetized installment sale approach allows for you to get cash at closing and still get 30-years of tax deferral.If you want to get really sophisticated, what you could do (hypothetically speaking, because this is not tax advice) is capitalize a new LLC with enough assets each year to equal 50% of your adjusted gross income.

That's why I like the monetized installment sale better. 

I've found that it's hard to monetize these 'improvements' but that like any other amenity, the overall package that you offer may be more attractive and result in a lower vacancy rate.  

I'm not necessarily looking for a specific number of doors as I am looking for ~$5k/mo net income.  

How this gets monetized over the long-term, if others will see these listings and try to go around Zillow, etc. all remains to be seen.

You can pick up a lot of great properties in areas like these and be all in fully rehabbed for around $50K.I'm up to just over $5K mo net cash-flow now off 9 doors and have never paid more then $50K for any of those properties. 

If the Feds are involved it will be slow as mentioned above.Hats off to you for monetizing the timber and good luck.

I mean, as an investor, I can certainly see the room for improvement for running it as a "Motel" and I also see the opportunity to monetize it as an "Apartment Building.
