Absolutely not, look up "quiet enjoyment" which is the right you give to a tenant, they can tell you when you can or can't do something, won't be long before they get feed up and kick you out or they pack up, leave and hit you up for costs and damages.

I'd face the music that I hear and sell with the tenant and move on, with your money you may have to pay the fiddler some, use the rest, if any, on another property.Another consideration going the other way, use some of you cash to buy another property and let the new one feed this one to hopefully get a cash flow overall.

Don't think there is no competition in small towns.Larger cities will have more people involved in RE, the competition may be more sophisticated, bigger players, more inventory but more feeding off it too.Smaller towns usually have slower turn over, a property that's difficult to sell is easier to buy.
