One tip is closely track your interactions with any potential investor, but in any circumstance when you enter into the syndication/private investor arena you need to be familiar with the rules so that you do not blow an exemption or break the law.

If you did decide you still wanted more protection you could place the lease under an LLC, in that the property is under your name but the Tenant is dealing with and interacting with the LLC which is on the Lease, in essence if they sue due to any management mishaps they would be suing the managing LLC and it would give you some protection of which if they got through that then you would fall back on your second line of protection, your insurance - this would also let your LLC season and position it to buy property in the future.

There's also doing REST calls with Powershell and storing all of that data in object and then scripting out what you want to do.The third option which a colleague brought to my attention was that this actually may be a job best suited for nodeJS since you can interact with all of that data natively since it is Javascript.

I'd researched a fair amount of other aspects of real estate investing before, but just have never interacted with a title company in any way whatsoever, so it's a foreign idea to me that still doesn't jump to mind even when it should be the obvious solution.
