I'm inclined to waive any deposit, since she's been there so long and I'd have to update pretty much everything when she left anyways...if she ever leaves.  

However in this situation with these being OOS properties, a turnkey provider, and quite an unprecedented world circumstance I am not inclined to try and work this out with each tenant on an individual basis. 

I am still inclined to think this is a rehab deal for some reason. 

My inclination is that you wouldn't and I say that because your now focusing on a duplex (not just as an investment but to move into it as well).   

From the bank's perspective, if they reclaim the property, they get 100% so they are more inclined to complete the loan.This being said, consider commercial properties or 5+ multifamily where the NOI or income of the property is one of the key factors for banks issuing commercial loans.

@Lamont Marable My first property is a turnkey condo in Incline District of Cincinnati.

They'll be less inclined to work hard for you if they're doing all the work but losing some commission just because you have your license as well.

The bank may be inclined to get an attorney involved to help stop this, or at the very least send some emails and/or make some phone calls to representatives.
