Fees should be clearly stated in writing, easy to understand, and justifiable.

I assume the first house hasn’t appreciate much if at all and that’s why you didn’t sell it and take the tax free gain that could take 10+ years to overcome as a rental?

It's a duplex in Chattanooga (technically Red Bank) and we will be house hacking for the next couple of years to build some momentum and experience.

I had hair back when I lived in that little yellow house,  no more.I didn't do as well as you did on the Palo Alto house but did pretty good on the little yellow house too.

I am partnered with a contractor who comes out to look at houses with me, so that does help.
