Its a necessary repair...inconvenient but necessary. 3 days to do a shower that has water damage in not excessive at all...dont be shocked if its more once them demo and find more damage

It's a good idea if your location is such that you don't worry too much about damage.

A leak causing water to flow under the sub-floor and into the crawlspace can lead to significant structural issues if not addressed promptly, and you’d likely need a plumber and possibly a contractor to assess and fix the damage.

Another could be if you have a pinhole leak in the supply line...I'd be less inclined to assume supply just because it would probably be so wet that you'd have interior damage and a much higher water bill.

And I can pretty well guarantee that nothing was ever sent via certified mail.  80 cases of a lawyer not sending important documents via certified mail establishes precedence, and willful deceit.If you can establish that the lawyer is acting unethically, or better yet illegally, then you may be able to counter sue the lawyer and his firm for damages. 

Look for signs of water damage, like stains or discoloration on walls.Roof problems are also common.

Possible his drone showed the most evident damage and not so much like being on the roof.

This will ensure that most of what COULD go wrong gets addressed on the front end so that you don't have to get bogged down with ongoing maintenance judgement calls.If none of these suggestions seem tenable in reducing the brain damage associated with owning property, then owning rental property directly might not be for you. 

Last year, a heavy rain and storm damaged it and I had to replace the entire roof which costed me $21K. 

But if you are able to risk the money without damaging yourself financially and it's truly your passion, then sure.
