I did what the OP is asking about in Southern California, and it sure as heck didn't take me 21 doors to get there, and no it wasn't speculative luck either ... been doing this 12 years, through the worst RE downturn since the Great Depression and have never lost a dime.

East Oakland is still pretty depressed but downtown, Lake Merritt, Rockridge, etc. have gone through the roof and West Oakland is following suit given it's proximity to SF and relatively affordable pricing compared to everything surrounding it.Hope that helps!

As you know atlantic city has hurt by casino competition from other cities with 3 casinos going bankrupt.Jobs are what make a city a great place to invest .This results in depressed property prices.

Most of these are bank owned/foreclosed and pretty run down.I know that I could get 1400-1600 a month on rent based on the rental comps given to me by my realtor.The realtor is pushing me to come in at 146,000 for the townhouse, but I'm worried that I will be overpaying given that this area is so depressed with foreclosures.Any input would be greatly appreciated!
