From my understanding this is using the strategy of a subject to deal but I need clarity on some questions I may have.- How can it be used for whole tail deals to maximize profit?

The cousins are pretty unresponsive with the owner that I'm in contact with, and he wants to get clarity about how much control he actually has over the estate to sell it. 

Consult an attorney for clarity, but I would think that a simple option to purchase would be voided with her passing.

@Mike D'Arrigo thank you for the advice - I've been looking into that a lot, and that provides a lot of clarity.

Write down some goals and get some clarity around what you specifically want, then back into it for the short term plan.

Sometimes clarity is best found during the process of actually committing to the experience and finding out which is best for you. 

I do not have any Ads or marketing of any kind that would draw attention to my site, it would be used for a seller/investor to look at after speaking with me, or after a potential seller receives a letter in the mail about a possible purchase.Any and all thoughts on this would be greatly appreciated, I've read several forums that have conflicting POVs on this so I'm looking for some more clarity.

That will likely give you more clarity than what you read online.
