New to REI - Subject to (wholetailing) NYC

I have been introduced to a person named Marko Rubel briefly. In sum, his main source of funding is to have the seller sign over their deed but maintain the financing in their name. From my understanding this is using the strategy of a subject to deal but I need clarity on some questions I may have.

- How can it be used for whole tail deals to maximize profit?
- What would the steps usually be in a whole tail sub 2 deal seeing that there are other ways people are doing them?
- Should I use it only for rent to own options?
- Should you typically do double closings with this type of deal?
- What would a subject to whole tail deal contract look like typically?

My ultimate goal is to be able to enter a contract where im able to list the property on the MLS and resell it without actually fronting money on the property at first. And I don't want to get a private funder involved into something that I'm certain I can find a way to do on my own.
