I can tell you that appreciation can be a game changer if you are patience and understand how to use leverage as a tool. 

I don't mind the applicant having a lot of lead time because I figure if they can clean up well enough to pass the home visit, they can clean up well enough to get their security deposit back (which is my goal for the tenants and I tell them this when I collect it).I find with the home visit that people live how they live and generally you can tell if they live clean or they live dirty, no matter how much lead time they have.I can't recommend this step in screening enough - it is a game changer.  

Where to begin and large change is trustee sales for 1 to 4 have huge game changer risks/ changes .

I agree- timing is not there- I just sent out rent increase letters for my 2 Rent controlled apartments- I have to let that sink in.On a related note- we installed our second set last week and I picked up a bill changer on Craigslist for a couple hundred dollars!

I’m trying to decide if I should try to hunt for illusive deals here in the Denver area or switch my focus to out-of-state, although distance investing as a newbie scares me.I know COVID-19 my be a game-changer, but I'm wondering: What strategies are working for you in Denver and surrounds?

I know that there is a Life Changer Loan in the US but I am not sure if that is the same.I have some questions:1) If they are as good as they sound, why isn't everyone doing it here in the US?
