Jake,We are seeing increases across the board in both personal and commercial policies. 

They are more common in college towns I don't think you are in one, also with a duplex you shouldn't run into that or boarding house regulations but better safe if you are building something. 

Get your permitting department on board first as well in your county.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

And often buying them as an existing boarding house is best.
