Additional issues that disappointed and surprised me - his team used my brand new stainless steel kitchen sink to wash their brushes, leaving paint and a haze in the new kitchen sink and a permanent rust stain ring from the paint can on my counter.

Bathrooms have new modern tiled floors & showers, sinks, white wood cabinets, & brushed nickel lights/fixtures.

The only thing I can think to add that hasn't already been said is that it is common for tenants (non-qualified painters) to get brush strokes accidentally on other walls and/or the ceiling.

And quoting stock prices to paint a brush on how an industry has done thus far in COVID means nothing right now.

But we learn and we get up, brush our shoulders off and move on :)Thankfully, I was able to network with a local construction organization that was doing work in the area, and signed the house for a 2 year contract to house out of towner workers. 

You can buy spray guards and just cut in with a brush once you get good, cuts down on masking, but that skill takes a WHILE to develop.I clean my tips in paint thinner regardless of what I spray, after I flush the system with water.

Are the government regulations being painted with too broad of a brush stroke?

I agree that it is tough to paint commercial real estate, or even a particular sector with one broad brush. 

You will also likely want to brush up on book keeping: what can be expensed or capitalized.
