Property was very well priced when i bought there in 2000 and with the exchange rate great deals but since then its just exploded and there are a few very big landlords there that own / dominate the rental property market and own 100s of million if not billion in rentals.

People do not move out of CA for weather concerns. this is the issues with Silicon valley  many have to live out in the Central valley and commute 90 minutes or more one way per day its a grind.But CA silicon VAlley is not going anywhere all you have to do is drive around for a half day and see one after another multi billion dollar projects going on with new tech companies I have never even heard of.. its astounding really.

Agreed per usual, macroeconomic forces that most people discuss by reading the news, interest rates, or "good time" require such large amounts of capital, like $500m invested, or $1 billion into certain regions.Everyone else will make money on a specific asset.
