Truthfully, I'd just hate to see them in which market conditions change, which they may in the near future, and they're stuck with this bad investment losing money that they then couldn't exit all over again.

Truth is, most tenants do not want the hassle of moving, and my guess is they are leveraging the fact that they will sign a two year lease in return for that reduction.
