That really comes first, before you waste time doing numbers, before inspecting the property and before trying to comp out the property......otherwise, you're wasting your time and the seller's time.You still need to learn RE, not how to market RE but the meat of RE, that is where all creative and conventional transactions will be anchored in.

I put 1" isofoam (for insulation) and anchor it to wood (8"-16" on centers), Then the roofing adhesive (there is a lot of brands and cant remember what Ive used off the top of my head), but its expensive like $150-$200/5gal.

Just my opinion, but I would look for a building with a more diverse tenant base with an anchor business having the ability to survive a market downturn/recession.

The churches stop paying and it can be a stigma for the lender and bad press they do not want having to foreclose on the church.Depending on the churches day and night service schedule they can also be a parking lot hog which affects your other tenants and spaces for their customers.Churches are usually better better not as a inline space or anchor but with land and space of their own.

Vertical blinds along the sliding door hung with one screw in each bracket and not into an anchor or stud.Every single light fixture had 1 working light bulb I went to scrape caulk in one of the shower/tubs and the whole bottom bounced...

Do your own homework, do demographic studies on the social anchors, on the job industry in the area, on schools, even churches in the area...
