Los Angeles is saturated with cheap labor.One of the books I read or guests I heared on a podcast mentioned that most people that change their life almost always changed their location from adverse environment to conducive atmosphereIf I move to Montana, I might like shoveling snow ;), I might like the lack of gang members in town, at work, the lack of graffiti, or feeling like the odd white guy out.Will I be able to earn enough income to support my living expenses while I work at creating a sustainable income stream?

There are millions and millions of properties and renters...you either own and manage to strong resident profiles or you own the ones with less demand or compromise standards and you get adverse selection on residents.

This doesn't fit the situation you described exactly, so it's still a bit of a gray area, but here's what I found:  Mixed-Use Properties- Properties that have a business use in addition to their residential use, such as a property with space set aside for a day care facility, a beauty or barber shop, or a doctor’s office are eligible per the following:  Property must be a one-unit dwelling that the borrower occupies as a principal residence  The borrower must be both the owner and the operator of the business  The property must be primarily residential in nature  The dwelling may not be modified in a manner that has an adverse impact on its marketability as a residential property.

Even people with 825 FICO scores and 1 credit inquiry in the last 24 months (mine), it still says right on there "score adversely impacted by too many credit inquiries" -- excuse me there FICO?
