I always have my cleaning people go through every drawer, cabinet, medicine cabinet, appliance and anywhere else trash or pests (or pest feces) could be to make sure everything is cleaned out prior to them moving in.

@Paul Birkett  in my mind this is a very advanced strategy for those with lots of capital lots of experience and those guru's selling courses to those who have little to no real estate experince are really just setting many people up for heart ache.

Once it's transferred and set up, it is literally just receiving an ACH payment every month.10k is a little low but you can find some low balance reperformers out there.
