I always have my cleaning people go through every drawer, cabinet, medicine cabinet, appliance and anywhere else trash or pests (or pest feces) could be to make sure everything is cleaned out prior to them moving in.

Tub 105, sink 60, toilet 160, medicine cabinet 120, fixtures about 200 and tile not sure on but did this bathroom floor 5x5 , walls and a kitchen floor 20x 15 for 600.00, misc 200.00.

The charge for ACH payments is only 25 cents per payment. 

@Paul Birkett  in my mind this is a very advanced strategy for those with lots of capital lots of experience and those guru's selling courses to those who have little to no real estate experince are really just setting many people up for heart ache.  

I myself am trying to do just that, so I plan to take my own medicine on this subject.  

Whether it is because you appreciate your tenant signing another lease or not giving you a head ache. 

I don't like their options for ACH payments. 

Once it's transferred and set up, it is literally just receiving an ACH payment every month.10k is a little low but you can find some low balance reperformers out there.

I am doing this part time and don't want the head ache of a property that is on it's last leg.

I just need a good place to start so that I can set things up right from the beginning and eliminate future head aches.
