Today there is so much out there--just absorbing it all could take years.It is like when consumer products firms realize that past a certain point, giving someone too many options or choices produces the wrong result--they don't buy  (think 25 kinds of ketchup, buyer just freezes up)...I love websites like this, but sometimes they even add needless complexity (some times with good reason and sometimes not) so this a good chance for the experienced 10% to inject simplicity.

So unless your rental income is large enough absorb that 25% discount you the difference will be included as monthly debt.Some banks do not accept income from rentals and count the entire mortgage debt against you.  

Essentially, my plan is to learn, network, tighten up my credit, raise capital, and pull the trigger within the next year (my original plan was within 9 months, but that would mean purchasing in December...I'm afraid it will be more difficult to flip a house in this area during the winter and I want to minimize holding cost as much as practical...thoughts on that are appreciated).That said, I'm a clean slate ready to absorb all the knowledge and wisdom from others in the BP community.

And again you will want to vette them at least your talking with the owners and not paying absorbent fee;s on top the purchase price because you choose to work with a west coast marketing company.. so save those dollars and go direct.Bottom line is out of state investing is a very serious thing and you cannot listen to anyone .. this is your money and you need to understand the risks.I will be in Honolulu at the Nauru tower for 10 days and if you would like to pop by I would be happy to discuss all that I have learned in my 20 years of owning and financing these assets.

I am sure having a family is crazy busy at times, but when I was busy, I found that using my commute (30-120 min) and side time or down time at work was the best time to absorb REI education.
