The property that I saw was located in GA so I'm not sure if that would make the cost per unit more or less.I will definitely check out that spreadsheet and see how the number pan out.on your deal are you going to have to renovate all or some of the units also if you don't mind me asking.

Where im at, homes started selling above MARKET price, and once people saw that, they started jacking up the prices, only to have to lower them later because they weren't getting any offers.. they were trying to get covid prices and then some, and it looked like it wasn't really panning out

There's a lot happening in downtown, especially on the other side of downtown with the billion dollar Manchester Pacific Gateway development by the water.

I just bought a home in Phoenix a few months ago, relocating from the Pacific Northwest. 

Correct me if I am wrong, but this isnt the best deal (depends on your strategy) but a straight value-add long term hold the numbers don't pan out.  

Those were a drain pan issue and a nonworking exterior heat pump that was causing a circuit breaker trip. 

When COVID recedes, when the equity market loses the mania and prices dive down (possibly dramatically) to reflect future earnings potential, and when people start getting laid off or told that their office is going fully virtual and they can work from anywhere in the country, I have to assume that that is when we are going to start seeing the dramatic effects of the gargantuan pan-American urban/suburban-area real estate bubble burst.

Standard builders today will not put in that effort or are clueless how to hit up Georgia Pacific to get something done.
