I think @Jay Hinrichs is right that his deals aren't as bad as the interwebs makes them out to be, but they still aren't great or even good, especially in a med risk space like MF. 6% pref and a 65/35 split, with 1% acquisition fee, 1% mgmt fee, and 1% disposition fee are what I've heard.

One of my “bad” eggs was a tenant who I allowed to pay 4-6 months in advance lump sums since he had bad credit, but was a med student who got lump housing stipends.

We recently finished one in the Med Center for a client that was 1,600+- SF 4/2 and cost $20K-$25K for furnishings, decor, setup, a few minor repairs, etc.
