Writing off the interest expense brings it down to roughly a wash vs renting.

I turned half of the old kitchen into the upstairs laundry room, and turned the dining nook into more kitchen, minus the original wall. 

I have not walked the property yet but there is a 4 unit building that has in unit laundry accessibility.  

How was he expecting for U/W to be completed by Friday when I wouldn’t even get the certificate to him by late tonight?

On the other hand, I've never budgeted or paid for advertising as part of a single property, so maybe that's all a wash. 

Currently kitchen, laundry and downstairs bathrooms have linoleum floors, except master bath and walk in closet has carpet. 

HelloI am looking for a general contractor for a 2nd floor addition on a ranch i just recently purchased for a flip.It would would be about 1000sf master bed/bath, 2 beds, 1 bath and a laundry room.I would also want to remodel extiour..I do not have any plans.I am in the north suburbs park ridge.Thanks jeff

@Kay FerdousOne more suggestion:  In your analysis of the property to see if it meets the grade, do not count ancillary income (especially laundry).
