When I get a card from someone, the info goes into my Outlook database, and the card goes in the trash.

Another source is the town Assessor's Database.

I havent used Listsource...but if you have access to someone who knows how to go into your county database (or you might be able to figure it out for yourself) that data will be in your local Tax Assessor's website.    

Hey @Kadijah Hammond, I agree with Nimral.In my experience, to do flipping well, you should have a great relationship with a hard money lender / investor, or start out with cash.Wholesaling enables you to get your feet wet, with minimal liabilities, all while understanding the process.

So it only makes sense to move those funds into self-directed account which will enable you to have virtually limitless investment choices.You say that by "using 50% leverage in self-directed 401k diminishes returns"...

Skip tracing is using a database usually accessed by a private investigator to find some ones location.

Patrick Anibaldi , depending on how much equity you have in your 1st home, you can do a cash out refi or HELOC and consider private lending as well.This will enable you to invest in local real estate with decent returns and not have to worry about managing the property or pay someone else to, which can cut into the profits.

Also some grant programs.If you PM me the address, I'll check the database and see if it's been inspected.
