I was the kid in high school getting offers from private colleges over how high my test scores were, and I ended up ruining so much with drugs, toxic emotions and bad decisions. 

Is it a place where people are making very little money and have none left over, or is it a place where there are open air drug deals during the day and cars broken into every night? 

"Bob-The Son" gets hooked on heroin, vacates the property, returns to steal everyone else's stuff to pawn for drugs, gets arrested and goes to jail.

The small town rumor is that dude is the dope man and he has a laundry list of small-time drug and some more significant battery convictions already.

The risk with cash income (in my opinion) is to make sure it comes from legitimate sources and not something illicit such as drug dealing.

I don't know if it was the drugs or reality but I felt so bad that I did that I apologized. 

But it is still a rough looking area and still has high crime and drug rates..... 

There are cheaper properties in the $300K range, but they are in rundown drug-infested areas.The calc I ran for this one was taking into account current rents, which we researched and determined to be a bit low.

I wAnt them to realize when I say clean up all this trash or get that drug dealer boyfriend out that it’s serious and I’m not just the guy that mows or changes light bulbs that they can shrug off as some kind of maintenance guy 

Administrative court would likely say you do have a ratifed contract.
