That house likely would take just as much time and effort as a $500k house, where i could make $100k at the same margin. 

Imagine a 4bed/2bath home with a small ADU in back, a converted garage with a private entrance, or a three-level home with a basement that can be converted into a private apartment.You can get privacy and house hack, but it takes a little more effort.

Anytime you have literally 100k lots of record that can be built on and price points so low your going to get a run on the market which if there is a coordinated sales effort it can outstrip the ability to execute..

@Matthew Paul, I’m not trying any “crap”, simply seeking negotiation advice in an effort to pay a fair price for a house that needs a lot of work.

Ok, yes that's a bit cheeky but seriously, your talking about some very important, regulatory/law stuff, if your not willing to do the most simple basic actions of simply googling the laws, and reading through the statutes, I am sorry but than my time and effort has not been earned to help guide.

I've seen plumbers and builders stop hiring because all the "young" people start the job and then don't put in any effort or stop showing up.Figure out what you want to make hourly, then start telling everyone and their brother that you need work, how many hours you are available, etc.
