Smaller things like linens and utensils come from Wal Mart.My STR tenants are ruffians.

They must wipe down everything including washing all their plates/utensils/pans....etc). 

Cable and internet fall into this category.Now if this is a month to month rental, I would not expect cable, internet, cooking and eating utensils, towels, soap and the like to be provided. 

The same tenants broke several garbage disposals by putting bottle caps and steel utensils down the drain.If you want really good stories ask a septic pumper (aka a honey dipper) for their oddest septic finds! 

The room with the private bath is rented for $800 also (to a military guy like you mentioned).ALSO, we pay for all utilities and provide all shared supplies (cleaning supplies, pans, utensils, trash bags, etc).

-besides cooking utensils, what else do you provide in the kitchen?

-one last note, don't go crazy getting pots/ pans/ cups/ kitchen utensils etc... provide the initial items you might find in an airbnb and call it good. 

I pointed to the stove and the cooking utensils and said cook it yourself.
