Water infiltration is not a good thing and as @Sharlene Mulchandani mentioned can lead to very unhealthy conditions as well as structural issues if left unaddressed.

But worrying too much or about unlikely things can be unhealthy also. 

If the tree is unhealthy or otherwise dangerous (i.e. large broken branches hung up and at risk of coming down), then you’ve been put on notice and will be responsible for any damage caused, so it would be in your interest to get it taken care of. 

Your unhealthy relationship is a separate issue from future goals as an RE investor - as many have already pointed out.I'm surprised by the number of tired stereotypes referenced about what "all women" or "all men" are like/need/want, but that's an aside. 

This is causing unhealthy growth and appreciation.

As a Home Performance Expert I run into many situations of uncomfortable, unhealthy, and too often unsafe indoor home environments.

It's expensive, unhealthy and simply not cool.

I have a duplex with a tenant one on side who is living in unhealthy / hazardous conditions (I'll call it UNIT A), I would normally start eviction immediately, but have not because of the moratorium. 

All 3 unhealthy.
