I can tell you right now the cost for sheetrock, labor to install, mud and tape and sand to level 5, prime and 2 coats of paint (7 different colors throughout house), touchups were about the same as what you seem to have been charged.

The property is extremely mismanaged and the tenants are quite undesirable. 20 of the units are affordable housing tenants and 5 of them are on a master lease with this company who lets the homeless community use the units.

Inspection also reflects a Furnace leak needing replacement, six rotting french doors, 1/2 bath shoved in with grinded down and re mudded up drywall and some other minor issues.Is there a special kind of report to include these factors in a value for an as is sale?

I hope all is well.We have a STR in the town next to Ludlow and we were booked solid for the Winter (every single weekend and many weekday nights.)Check out our property "Honeypot Farmhouse" here.We're just coming out of "Mud Season" now where everything shuts down (restaurants, etc), but entering the Spring and Summer, we expect the rentals to pick up nicely.
