And for the love of someone... take your coke/coffee cups with you when you go... especially the ones with tobacco spit and cigarette butts in them...

I strongly advocate moving properties to be smoke free environments, it solves additional problems for me in California where tenants might be eager to smoke things other than tobacco. 

Tobacco companies claimed for 100 years there was no link between cancer and smoking.

I do not tolerate anything illegal, zero tobacco use indoors, non-verified income, guests over 3 days that aren't on the lease, or slobs.  

I love to handcarve tobacco pipes, invent and fish in my spare time!!!! 

We haven't had any tenant who didn't smoke inside once the weather got bad, no matter what they promised at the start.Also, people who smoke have a greater likelihood of taking up other addictive habits as well.... drugs, gambling, etc.Here's a copy of our No-Smoking policy, which has worked well for us:NO-SMOKING POLICY.Tenant acknowledges the premises are designated as smoke-free and agrees not to smoke and will not allow any of their family or guests to smoke on the premises, either inside the unit or outside on adjoining grounds.Tenant agrees to abide by this no-smoking policy.This includes smoking tobacco, marijuana, any other substance, and vaping.

Also they do have IGR aerosols (Gentrol) you can buy that can be sprayed in problem areas that will cause the littles ones to be unable to molt (they will die) and the adults to be unable to reproduce. 

Big burly guys that drive a jacked up 4wd, neck tats, chew tobacco and pay money to women for favors. 

This kind of policy can cover tobacco, marijuana, and vaping chemicals too.

The extra seceret ingredient on this project was a couple of coats of rustoleum 2x matt clear right out of the aerosol can!
