If you provide your credit score, purchase price,  estimated down payment, property type, occupancy type and desired term, then most lenders should be able to provide you with their current interest rate, any associated points or lender credits for the rate provided, and their total origination fees.   

For Short term renters ? 

Follow my original suggestions above.  

There are several non-QM options that will work around that but with "hits" to the loan terms.  

Non-QM DSCR loans will allow you to refinance the property at the newly appraised value after 90 days from the original purchase IF you took a loan for the initial acquisition.

Maybe lease a mid term rental and rent out your unit, then look to buy another place.

The intent of my original post was to provide a factual, comprehensive review of your services and investment recommendation based on your extensive due diligence.

The result is typically less loan proceeds, lower rate, worse terms, etc.
