You cannot rely on flyer or OM.

Reading om BP I am interested in out of state rentals since values can be less and possibly easier to get into the right property if the numbers add up.  

The OM was something like a 7 cap on actuals and a 8.5 cap on proforma.

They should also have either a subscription to a service or an employee that prepares OM's for your future listings.

@Francis Morris, I like the following sites for market metrics like the one's you mentioned:Berkadia.comMarcus and MillichapCBRECensus.gov (specifically factfinder.census.gov and utilizing the guided search feature)The Marcus/Millichap and CBRE also have a property search feature where you can look at OM's for listed properties.  

I will need to show that i bought it so i can depreciate om my taxes. 

@Meridith Om so I would echo what others have said mostly.1) Few showings means bad pictures or no advertising or both.

A week later, sends cancellation with release to liabilities offering refund of EMD in full.As buyers, we were highly motivated, put in lot of time, shopped around to get mortgage LoIs, tons of hours studying the property segments, tax exemptions and credits as claimed in OM by sellers.
