I am not convinced as to the longevity of copper vs. membrane shower pan, that's a tough call.Also, do not skimp on a cheap stamped steel tub.

My vote would be to do a complete tear off and if you have to skimp to make your numbers work skimp on something that you are doing for your "ego" as opposed to making money on the deal.

2 tone exterior paint job and see what you can do about making the front porch a focal point, new front door (dont skimp on this), lighten it up, new windows, fresh landscaping, good lighting.
