If you are allowing dogs - make sure the tenant's renters policy does not have exclusions for dog bite and/or dog breed. 

We also make sure our insurance on the property includes the breed of dog the renter is bringing.

In one of my favorite foreclosures, they were running a dog breeding operation in the house.

There is around 5-9 cats (he is obsessed with cats and let's them breed in the house) their litter box is just the bathroom vanity cabinet. 

War zone properties are another breed on their own, often local investors are suited for those. 

They are renting month to month, and I talk about eviction because I know they will not move out peacefully, since they simply won’t be able to find a place that will accept a giant dog/aggressive breed.

.- If there's water below the slab that's wicking into the concrete, the area under your new flooring will become moist, without any water ever showing itself above the new flooring - a breeding ground for mold.- If there's water below the slab with a bit of head on it (the water level wants to be above the slab), it will begin to push up on the slab, and may cause it to lift and crack.
